20 Meters of Frontage on a 670 sqm Lot at ₱95,000 per sqm. So Why Do Home Buyers Walk Past It?
Most property ads tell you about the "resort-style amenities" and the "prime location." At Our Home 24/7 we'd rather talk about the price per square meter, what's wrong with the property, and who should actually buy it.
This week's three Our Home 24/7 Value Picks are easy to overlook: an old house on a big Quezon City lot with 20 meters of road frontage, a small studio priced below its BIR zonal value, and a Makati lot with a tired building on it. None of them are pretty. All three have real numbers behind them.
1. Gen. Lim Property, Heroes Hills, Quezon City: ₱63,650,000 (₱95,000 per sqm)
The numbers
- 670 sqm regular rectangular lot
- 20 m frontage fully facing Gen. Lim Road, 33.5 m deep
- An older but usable house: 4 bedrooms, 2 bathrooms
- ₱95,000 per sqm, for the land alone
Why it's overlooked: Home buyers see an old house. What they miss is the shape: 20 meters of road frontage on a regular lot is rare, and that's what businesses pay for.
The risks: The house is old. Budget for renovation or plan to redevelop. The neighborhood is light-industrial (printing presses, manufacturing, transient accommodations), so it's not for someone who wants a quiet village.
Who it suits: Warehousing, a commissary, logistics, a business headquarters, or land banking. You can use the existing house while you plan.
2. Stamford Executive Residences Studio, McKinley Hill: ₱3.1M, below the BIR zonal value of ₱4,027,500
The numbers
- 22.50 sqm studio, about ₱137,800 per sqm
- Asking price: ₱3,100,000
- BIR zonal value: ₱4,027,500, so the asking price is about 23% below the government's own valuation
- Furnished as shown: sofa bed, TV, ref, microwave, kitchen cabinets
Why it's overlooked: It's a studio, and a small one at that. Buyers hunting for "BGC living" skip McKinley Hill, and investors skip anything under 25 sqm.
The risks: Small units have a narrow pool of tenants and buyers. Check the association dues, the condition of the building and current rents in the tower before you count on rental income.
Who it suits: A first-time investor, a parent buying for a child working in BGC, or anyone who wants a small, ready-to-use unit inside the McKinley Hill township near Venice Grand Canal Mall, BGC and C-5.
3. Palanan, Makati Lot: ₱29,000,000 for the whole property
The numbers
- 210 sqm lot (209.969 sqm per lot plan), about ₱138,100 per sqm
- 10.50 m along the road × 20.00 m deep, regular rectangle
- An old two-storey structure on the lot
Why it's overlooked: The building is old, and most buyers price the building instead of the land. You're really buying a regular-shaped Makati lot.
The risks: Plan for renovation or rebuilding. Verify the allowable use and building limits with Makati City before you design anything.
Who it suits: A family building a new home in Makati, a small redevelopment, or a land banker who wants Makati dirt at a lot-sized ticket.
The bottom line
The cheapest property per square meter is not always the best deal. What we look for is a price that makes sense, with flaws you can see and fix. All three of these have that.
